What happened

Reuters, citing the Telegraph, reported October 18 that Microsoft terminated its Loughton, Essex agreement with Nscale. The reason was unspecified. Nscale told Reuters its other Microsoft contracts were unaffected and it was exploring alternative power for the site.

Nscale's September 2025 announcement described 50 megawatts of capacity, expandable to 90, with initial graphics processing units scheduled for delivery in the first quarter of 2027.

Premia view: connect customer commitments to power and payment

For U.S. fiber owners, engineering firms and investors, the lesson is contractual and operational. A prominent tenant can support financing, but a project still needs a credible path to usable electricity. Review that path alongside customer termination rights and the date supplier payments become due.

Before committing crews, equipment or a dedicated fiber route, identify which expenditures remain recoverable if the campus slips. Stage spending against documented milestones and agree who funds standby costs, redesign and cancellation.

WHAT REMAINS UNCERTAIN

Microsoft's explanation, termination terms, financial effects and the feasibility of an alternative power solution were not established. The reported withdrawal should not be treated as evidence that all Nscale customer arrangements have changed.
