What happened

On September 25, Cipher reported contracted revenue exceeding $9 billion, including approximately $5.2 billion from an additional decade committed by an unnamed AI lab. Delivery is phased from late 2026 into early 2027; rent begins as individual halls are delivered.

Cipher bears the first $359.3 million above the original construction budget. Half of costs beyond that threshold are reimbursable through additional rent over the aggregate term. These commitments represent future revenue, not cash already collected.
